Gleeson Land is bringing forward an outline planning application
on land west of Lea for up to 65 homes, including 40% affordable,
alongside extensive landscaping including, public open space,
recreational play areas and a community orchard.
Gleeson Land has been delivering much needed new homes and community facilities for local people for almost 120 years. Our Proposal
Our Proposal
The proposals include up to 65 new homes, including 40% affordable homes, alongside extensive landscaping including, public open space, recreational play areas and a community orchard. The site layout has been sensitively designed to complement Lea and the surrounding area.
The Site
The site sits on undesignated agricultural land to the west of Lea. It is not part of the Green Belt, within a conservation area or a designated National Landscape. Careful design and landscaping will be used to sensitively integrate the new homes into the setting. This includes maintaining open spaces and planting to soften views and respect the edge-of-village character. This Outline application is to agree the principle of development and access. Details for layout, appearance and landscaping will be considered through a subsequent Reserved Matters application.
Access routes
Vehicular access will be provided to the south of the site via The Street. The development will also benefit from proposed pedestrian and cycle routes along the northeastern and southern boundaries, including the retention of the existing Public Right of Way that connects to the northern edge of the Pembroke GRN. The development will incorporate thoughtfully designed recreational routes that support active travel, offering new and existing residents convenient access to green spaces, walking routes and enhanced connections to the surrounding area.
Enhanced landscape
Play space
New children’s play areas are proposed for both the northeastern and southwestern corners of the site, complementing the village’s existing facilities and providing accessible play opportunities for families in the surrounding area.
Housing need
National planning policy states that local authorities must be able to demonstrate a minimum five-year housing land supply. The proposed site provides a logical extension to the village, making it ideal for residential development.
Transport
The final submission will be supported by a Transport Assessment, which will evaluate the impact of the proposed development on the surrounding network and highlight the available sustainable transport options.
Drainage
The outline application will be supported by the appropriate flood risk and drainage strategy documentation to ensure that surface water is managed effectively and confirm that the proposal does not increase flood risk elsewhere. The outline strategy includes a proposed SuDS pond, which will serve as a permanent water feature, enhancing the site’s visual appeal and supporting local biodiversity.
Design
We are committed to providing homes that respect the village’s character, blending with the existing local context. If Outline permission is granted, full details of the design will be decided at the reserved matters stage of the application.

Following the consultation deadline, we will evaluate all of the feedback received. Once we have finalised our plans for the site, we will submit an outline planning application to Wiltshire Council, who will undertake their own consultation on the application.
